I don't know, Frank...I work with someone who lives in West Chester and pays less than $4,000 in taxes. I live in Cinnaminson and my taxes are approaching $7,000.

West Chester is the extra-burbs and they haven't gotten hit with the ramp up in property values and growth. The folks up in Montgomery and Bucks pay more in taxes then we do here, I have 3 friends that I work with up there. Some are paying as much in taxes on townhomes as I do on my single in Cinnaminson and the ones that paid about what your friend is paying now on their single, are now pay $12K. Ask your friend if they've had an assessment since they bought the house. My guess is no, they have not.

We had a conversation a month or so ago about property taxes I only commented because I was floored at the difference in our taxes. She has over 2200 sq ft of a house and is paying half that I'm paying on my 1800 sq ft home. I don't think she has flooding and don't know if she's been reassessed. Bottom line...we pay too much in taxes. Geez ... people always ready for an argument ... I'm out ... have a good day ...

Really Frank? I own a cabin in Pike County off of Pecks pond valued $500,000 and don't even pay close to what that house has in taxes and I have a home in Cinnaminson as well and I pay twice as much for this house then I do for my cabin.

They're assessed right around 400K, maybe a little higher but are probably worth more than that. There's also no cap on how much they can go up each year. But remember, PAs "lower property taxes" are offset by a number of other things, like a local income tax.. While Philly gets the bulk of angst on this while I lived and worked in PA for a time, I had to pay 1% in income tax to the location I lived and worked (didn't work and live in PA at the same time). The one where I worked was taken directly out of my pay-check whereas the one where I lived I got billed sometime in the 1st quarter of the FY (I'm guessing they used the state filed income tax data). When I lived in PA, I had to pay for my own trash and recycling collection. So while my property taxes on a house assessed at $250K might've been $4K, I had another $1500 or more in various fees and local income taxes to pay. Who knows what they are now because they have 12 schools now with over 7,700 kids in the district.
