Rival Store Crashes Party for Delran Business Owner

An empty shopping center, down economy and an unresponsive developer add to Kevin O'Neill's business woes at Party Land.

 

 

After close to 25 years, Party Land in Delran is closing its doors. The reason? You just have to look across the street.

Party City, the country’s largest party goods chain, opened around Christmastime in the Target shopping center, and Kevin O’Neill, owner of Party Land, is already feeling the effects of the big-box store.

He especially felt it from Christmas to New Year’s.

“I was 60 percent off from previous years that same week,” O’Neill, of Moorestown, said. “New Year’s Eve was always remarkable. I went back nine years and it was very, very consistent. Now, every day is off by more than half.”

To make matters worse, the developer for his shopping center, which is home to just Party Land and Dollar Tree now, is the same developer for where Party City opened, in the Target shopping center.

After he found out about Party City opening, he confirmed the news with his sales rep last fall.

“I said, ‘Are you kidding me?’” O’Neill said. “I don’t think they (Kimco) really care. They didn’t say I’m sorry. He said Party City was poking around anyway.”

Cinnaminson Patch called and emailed Kimco—the developer of both shopping centers—but neither were returned.

O’Neill’s wife Colleen, who owns Remember Me Stationery in Moorestown, called Kimco “unscrupulous.”

“Funny thing is they try to promote small business on their Facebook page,” she said in an email. “There is no room for negotiation as [they] have remained corporate and stone-faced…”

O’Neill became a Party Land franchise owner in 1989, starting in a 1,600-square-foot building. After eight years, he moved into a larger storefront in the same strip. About seven years ago, he took down the wall between him and another vacant store, and expanded to 5,000-square-feet.

Business was good. In fact, O’Neill said his best years were 2006 and 2007.

But the shopping center is “in the worst shape” it’s been in in years, he said. “It hasn’t been full in 15 years.”

That was a big issue for O’Neill and four years ago, when it was time for O’Neill to sign for an extension, he only did with the written request that something had to open where Frank’s Nursery was.

Dollar Tree opened and O’Neill admitted, that’s not what he had in mind.

“I have very big issues with [Kimco] and the way it’s all gone down,” O’Neill said.

In November, O’Neill knew something was moving to Party City's present location. Over the years, it’s been a Halloween store every fall but nothing year-round.

He found out through other business owners, and confirmed by Kimco officials, a Party City was opening. Since 2008, O’Neill was struggling at Party Land anyway. 

“I knew it would put a big hurt on me,” he said. “The store is double the size of mine, they are a corporate store, and they do a lot of TV advertising. I knew they would take a bite out of my business.”

The effects were felt immediately. Party City opened a few days before Christmas and O’Neill’s numbers fell.

“If I was off 10 or 15 percent,” O’Neill said, “I could at least make it to the end of this lease and decide from there if I wanted to scale back or go somewhere else.”

Because of the last few years of decreased business—and the performance of the store over the past month—O’Neill is behind in the rent and will close his doors on Friday, Jan. 25.

He called the opening of Party City “the final straw” for his business.

Everything in the store is 50 percent off; O’Neill is just trying to sell down.

“Ideally, I would want more time,” he said.

Well usually I would feel very bad for a small business that is pushed out of business by a large corporate store. However, upon my two visits to party land I found Kevin to be quite unfriendly and rude so I must admit this is good news that he is closing.

Who has control over what business is allowed in an area of a town? Doesn't the town in which the business will be situated have some control? This is a travesty and I feel so badly for the owners of Party Land, who we've used many, many times since moving here about 12 yrs. ago or so.

As soon as I saw the Party City sign go up I said that's going to put Party Land right out of business; I was right. I've patronized Party Land for the past 10 years. I feel a lot of the blame should go to Delran Township, aren't they the ones who approve the permits? It will get you no where blaming Kimco, I'm sure they're made up of a bunch of greedy lawyers who have politicians in their pockets.

It's a real shame. And I am totally saddened. I own a business in town also and I feel his pain. But nancy, should the town decide that a company can't open because they are competition? I feel saddened a small business is gon under due to a large corporate store, but I would not want the township deciding who can open up shop. I know they control. I believe they can stop an undesirable business type, like when the adult store wanted to open next to pep boys, but this is not that type of situation. I don't trust the township with my tax money, let alone deciding which businesses should be opening for me to shop at.

I hate to see any small business owner get trampled by a big box store ... I will say the location is less than desirable bc it is just beyond the jug handle and forces people to have to go a few miles out of the way to loop all the way back down 130 if coming from points north. I have always used Party Land for all my party needs. I enjoy supporting small business and really find smaller stores more convenient to shop. Sometimes too much is too much of a hassle to look through. If you decide to move to Cinnamibson I will continue to support your store.
As for Cinnaminson Township itself.. This township has many other important things to deal with and I truly wish they would take FLOODING as their First Priority!

Listen if Party Land was a competitive business, than it would be able to stay in business regardless . Even though we have a Home Depot and a Lowes near each other they both seem to do well. They are bigger businesses ,but to survive in this economy, you need to do things to make people want to come to your store.

I have gone to Party Lznd since moving to NJ 20 years ago. I can say that Kevin has always been great never unpleasant, has thrown in "extras" many times. I hope Cinnaminson will work out, I dislike party city, always have. We will miss you if it's not in the cards to move south!!

With all pizza shoppes it does seem that some stay in business when we have a dominos and papa johns. I guess all we shouldnt let those coporate chains come here. Would like everyone to know that 'Kevin' is not the Kevin of Party Land who is commenting here.
'Kevin' you and 'Julie' have no idea the circumstances in this particular issue with Party City moving in 200 yards from our store. So keep quiet. Or come on in to see us so you can provide us with how we might stay in business competing against a National Corporation who has no cap on advertising expenses, etc.
Julie's comparison to Lowes and Home Depot was ridiculous as well. They are the two largest retailers in the world.
We are a Small business ... Do you have any idea what exactly that means??
We were lucky enough and honored to have been around for almost 25 years.
Was it unfair of our landlord to make a deal so sweet that Party City couldn't resist moving in to a space 200 yards from us? I think so.

Yes I actually do know what a small business is and have run many. I have specialized in going into small businesses that are failing and making them profitable but you wouldnt know anything about that. You took everything I said completely wrong. Their are plenty of ways to beat the big boys. Its not Delrans fault for letting them into town like everyone is saying. I guess each town should only have one gas station, one mechanic. But I know nothing according to you, I do know Ive been around this town for 23 years and heard many people say that they always wished their was another party store because Kevin was cocky and overpriced, so maby that has alittle bit to do with why "your loyal customers" did not come into the store in December because they have another option now. Dont just blame everthing on the coporate big boys sometimes you need to look at what you did wrong not what everyone else has done to hurt you. Just some food for thought but again I know nothing...

@Kevin. You certainly are the master of the cheap shot coupled with your many unproven (and unbelievable) claims of entrepreneurial brilliance. If you are so successful, why are you following Patch and not at work? A superior businessman like yourself should be busy with all your businesses. So I am going to discount your claims of brilliance.
Instead, I agree with Party Land that Kimco acted maliciously against them. Kimco’s bigger Target shopping center is in sorry shape. Too many of the stores in that center are still empty. Kimco put in Party City to protect the bigger shopping center knowing full well it would hurt the interest of Party Land across the street. Every decent and successful landlord does their best to protect the interest of their tenants. Kimco is neither decent nor successful. Well, this story has given me another reason not to shop at the Target Shopping Center. Frankly the Target shopping center has never been appealing even back to its JM Fields day and later Kmart.
By the way, I also have run businesses so I understand Kevin O’Neil’s position. I also do not think that the other Kevin knows how to settle a cash register drawer at the end of the day. Good luck to the owners of Party Land.

Oh and to answer your question no it was not wrong of your landlord thats called business and you know it was deal just so sweet cause you were there at all their meetings, and im sure party city contacted your lanlord first. Thats what big coporate companies do they take surveys of towns in need of their services and how far all their competion may be and usually they like to go where a competing store is...thats why everytim you see a lowes there is def. a home depot with in half mile... But again I know nothing

Love to see Party Land in Cinnaminson. Planned every Christening, Holy Communion, Birthday, and graduations for my kids at Party Land! I think I spent 25 years buying party stuff there. I have been to Party City in East Gate a year or so ago, but they were too expensive and I returned to Party Land. Now I have a Bridal shower to plan, please stay in the area!

So sorry to have found that Party Land has closed due to a big box store and the lack of support from the developer/landlord. Kevin has always been my family's go-to person for family party stuff, mainly balloons. For 11 years we have had him deliver balloons for a big fundraiser we hold in Bordentown. Happy to say that Kevin is still reachable and is still helping us out by delivering. Happy to support him!
